haha...fair enough. I may have miswritten my question though. The fact that the number of deaths is way up is true, but it's misleading because the percentage of the population is staying the same. I was hoping there was a title to this form of logic fallacy

People who invested in the IPO and who placed a sell order on open, made 10% instantly.

Most people did this and made a lot of money. The stock subsequently fell. What about that is dumb? Sounds like people found the cheat codes. Individual investors are not investing in it, hence the drop in price, so few people are actually losing a lot of money on it.

I managed to record someone who assaulted me (ie, I pulled out my phone just as I suspected shit was about to hit the fan, and got him making the first punch)

Made me think...everyone is against CCTV--and rightly so--until something like that happens, and it helps the hell out of the situation

Instead of preserving the content, Chrome doesn't let you hit back without resubmitting the goddamn form. I've run into plenty of occasions where this has ruined my browsing experiences (ie, going back to previous time-specific references), or where it's had catastrophic failure (changes settings or posts items that influences things that can/should only be changed under circumstances that were no longer the case)

For various reasons, that number changes drastically over time, and rules to live by change. Just 20 years ago, interest rates were over 10%, and housing prices were lower to accommodate. So someone coming out of that time frame may tell their children "make sure your house is only 2x a year's gross salary".

Side note: it's interesting to watch...after inflation, the final cost of houses hasn't changed much in the past twenty years.

Example: you have a house that costs $100,000 with a 10% rate. After 30 years you pay $315,929.09

But today, that house has doubled in value to $200,000, and someone buys it with a 4% rate. After 30 years, they pay $343,735.91.

I only illustrate that to say, yes, twenty years ago it only had to be 2x. Now it has to be 5x. If interest rates went back up to 10%, then the value of that house would most likely drop back down to $100,000 because people wouldn't be able to afford it unless it came down to that price

1) Find the general price for land in that area.

2) find a builder; you probably don't want someone to build from scratch, but rather, a builder who has a dozen home designs they will build. Every region has dozens of these builders. Select one of those builders and look at the prices so you know what the price ranges are.

3) adjust your house selection and land location until you find the right building combination

Builders will know all about sewer/electric/gas/etc connections, or other details related to that
